Three Leaf Partners Announces Successful Land and Loan Closing for Redevelopment of Saint Bernards Congregation Site in Downtown Wauwatosa

Wauwatosa, WI – December 20th, 2024 – Three Leaf Partners is proud to announce the land acquisition and construction loan closing on a generational project to transform the Saint Bernards Congregation site at 7474 Harwood Avenue in the heart of downtown Wauwatosa into a thoughtfully designed residential community. The project, approved by the City of Wauwatosa’s Design Review Board on July 18, 2024, will include 153 high-quality apartment units and over 190 underground parking spaces, exemplifying the firm’s mission of Impact Through Real Estate by helping transform the former Catholic church and school into a market-rate development.

The development represents a unique collaboration between Three Leaf Partners and the leadership of Saint Bernards Congregation, enabling the church to continue its mission through this land sale and merger with Christ King Church.

“This project is about more than just creating housing — it’s about creating a legacy,” said John Ford, Chief Development Officer of Three Leaf Partners. “By working closely with the leadership of Saint Bernards, we’ve designed a project that not only honors the history of their congregation and this site, but also sustains the church’s mission in a meaningful way. This is the essence of Impact Through Real Estate.”

Thoughtful Design Meets Community Vision

The updated and approved plans reflect extensive feedback from city officials and Wauwatosa residents, ensuring the project aligns with the community’s historic charm and character. During the review process, Wauwatosa leadership lauded Three Leaf Partners for their willingness and ability to listen to their feedback and move forward collaboratively at each step of the process. “We appreciate the collaboration with Mayor McBride and the City of Wauwatosa on this once-in-a-generation transformational project in the heart of downtown Wauwatosa”, said Three Leaf Partners Vice President of Development & Acquisitions, Jordan Michalkiewicz.

Key features include:

  • 153 apartment units in a C-shaped building design with an open courtyard.
  • 193 underground parking stalls for residents and 23 visitor parking spaces on the ground level.
  • A plaza and public connection to the existing pocket park at Harwood and Wauwatosa avenues, creating an inviting and walkable public space.
  • Distinct Architecture that reflects downtown Wauwatosa’s historic past while looking to the future through a variety of materials in an absolute ideal location.

Sustaining Saint Bernard’s Mission

Three Leaf Partners’ acquisition of the Saint Bernards Congregation property is structured to ensure the church’s leadership has the resources to continue its mission as part of its merger with Christ King Church.

With this successful closing, Three Leaf Partners plans to promptly break ground on the project at the end of 2024 and into early 2025. For more information about this project and Three Leaf Partners, please visit threeleafdevelopment.com or contact us at info@threeleafdevelopment.com.
