Three Leaf Partners is lining up a wave of multifamily construction this year, with projects advancing in Dousman, Madison and suburban Chicago — and an expansion planned for its recently completed apartment complex in Saukville.
The Milwaukee-based developer closed on about 4 acres west of Daniels at Northern Gateway in Saukville last week, paving the way for the second phase of the development.
The 115-unit apartment community with attached garages opened last summer after breaking ground in 2023. The project is located within a planned $180 million, 99-acre mixed-used development near Interstate 43 that Three Leaf has partnered on with Ansay Development Corp. of Port Washington.
That next phase would include a clubhouse, pool and other shared amenities for the complex.

The Daniels expansion is one of several projects underway for Three Leaf Partners this year.
The firm — co-founded by Catalyst Construction’s Matt Burow and former Milwaukee Bucks player Pat Connaughton, who now plays for the Charlotte Hornets — recently announced the start of construction on three multifamily developments across Wisconsin and Illinois
Among them is Timberveil Residences in the village of Dousman, which is the next project expected to formally see work begin.
The developer has started site work at the southeast corner of Highways 18 and 67, with concrete pours expected within the next couple of weeks and completion anticipated later this year, according to a spokesperson for Three Leaf.
Three Leaf acquired about 44 acres of vacant land for the project in December last year, purchasing the site from youth counseling organization Lad Lake Inc. for $1.2 million.
According to the firm, the 241-unit development will include garden-style apartment buildings and a clubhouse with amenities such as a pool, fitness center and golf simulator, designed to meet growing housing demand in the Lake Country region.
The project will take advantage of a tax incremental financing district that is expected to provide roughly $6 million in support.

Meanwhile, the firm is launching projects in two other markets.
In Madison, Three Leaf is developing Midpoint Meadows Apartments, a 228-unit development within a 135-acre master-planned neighborhood on the city’s west side. The project marks the firm’s entry into the Madison market through a joint venture with DSI Real Estate Group.
And in suburban Chicago, the company is working with Immanuel Lutheran Church and School to develop Parkway Crossing, a 220-unit multi-family community in Crystal Lake on land owned by the church.
Connaughton said in a statement to the Business Journal that he’s proud of the firm and the level of momentum its achieved.
“Three Leaf Partners has always been built on great people and strong partnerships,” he said. “We’re excited to partner with the communities of Madison, Dousman and Crystal Lake to create thoughtfully designed housing and make a positive, lasting impact through real estate.”
