88-unit Azura at Waunakee development will bring purpose-built Assisted Living and Memory Care to the growing Dane County community

WAUNAKEE, Wis. (September 17, 2026) – Three Leaf Partners and Azura today celebrated the groundbreaking of Azura at Waunakee, a new senior living community that will bring 88 Assisted Living and Memory Care residences to Waunakee.

Located at 151 Breunig Boulevard within the Heritage Hills master-planned community, Azura at Waunakee will include 48 Assisted Living residences and 40 Memory Care residences, totaling 116 licensed beds. Three Leaf Partners and Azura are serving as co-developers of the project, with Three Leaf Construction serving as general contractor.

The development represents a new joint venture partnership between Three Leaf Partners and Azura and expands Three Leaf Partners’ portfolio into purpose-built senior living. The project officially closed in August.

Designed around Azura’s established household care model, the community will be organized into four distinct households, each featuring its own residential-style living room, dining area and kitchen. The approach is intended to create a smaller-scale, home-like environment while supporting personalized care and meaningful interaction among residents.

The community will also feature a central amenity area, wellness-oriented outdoor spaces and walking paths, raised garden beds, secure outdoor areas for Memory Care residents and underground parking.

The architectural design of Azura at Waunakee was developed with the history of the property in mind. Located within the Heritage Hills development, the building’s exterior pays homage to the barns and farmhouse of the Breunig family, the property’s prior owners, incorporating elements of the site’s agricultural heritage into a modern senior living community.

The project comes at a time of growing demand for senior housing throughout the Waunakee and greater Madison area. The Middleton-Waunakee primary market area includes more than 6,000 residents aged 75 and older, a population projected to grow 18.5 percent over the next five years. Market research estimates demand for more than 2,300 Assisted Living and Memory Care beds compared with less than 625 licensed beds currently serving the market.

Azura at Waunakee is expected to be completed in October 2027, with initial resident move-ins beginning shortly thereafter.
