New 67-unit development expands affordable housing opportunities while connecting residents to essential community resources and services
STEVENS POINT, Wis. (October 21, 2026) – Three Leaf Partners and Impact Seven celebrated the grand opening of The Oaks on Maria on Tuesday, marking the completion of a new 67-unit affordable housing community in Stevens Point, Wisconsin. The milestone was recognized with a ribbon-cutting ceremony bringing together project partners and community representatives to celebrate the investment in quality housing and the long-term well-being of the Stevens Point community.
Located at 1808 Maria Drive, the newly completed development features a mix of one-, two-, and three-bedroom apartment homes, providing affordable housing opportunities for individuals and families. The community officially opened in fall 2026 and has begun welcoming residents.
Developed through a partnership between Three Leaf Partners and Impact Seven, The Oaks on Maria reflects a shared commitment to creating meaningful community impact through thoughtfully designed housing and access to services that support residents beyond their homes.

The development offers a range of residential amenities, including a community room, fitness center, and on-site leasing office. Residents also benefit from the property’s proximity to the Green Circle Trail and Schmeeckle Reserve, providing convenient access to outdoor recreation and other neighborhood amenities.
Beyond the residential offerings, The Oaks on Maria includes a dedicated community service facility operated by CAP Services, a nonprofit organization serving individuals and families throughout central Wisconsin.
Through this partnership, residents will have access to employment services and job skills training, along with connections to additional CAP Services resources such as housing counseling, mental health navigation, family crisis support, consumer lending, and early childhood education.
Select apartment homes have also been designated for qualifying veterans, reinforcing the development’s commitment to providing accessible housing options for a diverse range of community members.

The grand opening celebration included remarks from project representatives, an official ribbon-cutting ceremony, and tours of the newly completed development. Attendees had the opportunity to explore the community and tour one-, two-, and three-bedroom model apartments.
Representing a total development investment of $20,000,000, The Oaks on Maria was made possible through collaboration among public and private partners, including the Wisconsin Housing and Economic Development Authority (WHEDA), U.S. Bancorp, the Wisconsin Department of Administration, and the Wisconsin Economic Development Corporation (WEDC).
With construction complete and residents moving in, The Oaks on Maria marks another investment in Stevens Point’s future, bringing new housing opportunities and resources designed to support residents and strengthen the surrounding community for years to come.
