226-unit Class A community marks the partners’ second collaboration in Madison
MADISON, Wis. — October 29, 2026 — Three Leaf Partners (TLP) and DSI Real Estate Group (DSI) have closed on land and construction financing for The Emmett, a 226-unit Class A apartment community at Pleasant View Road and Enchantment Road within the master-planned Hill Valley neighborhood on Madison’s far west side.
The Emmett is the second Madison collaboration between Three Leaf and DSI, following Midpoint Meadows, a 228-unit community on the city’s west side that began welcoming residents this fall.

The Emmett will rise five stories in a U-shaped building arranged around a central amenity courtyard. Homes will range from convertible junior one-bedrooms to one-, two- and three-bedroom layouts, including townhome-style options. The community will include 361 parking stalls, 246 of them in an underground garage, along with EV charging and secured bike storage.

The site offers quick access to the Beltline, less than three miles away, and sits about seven miles from the UW–Madison campus and Epic Systems. It is also near the growing University Research Park West, along with the parks, trails and Capital City State Trail that make the west side one of Madison’s most sought-after places to live.
Three Leaf Construction, TLP’s in-house construction company, will serve as general contractor, and DSI will manage the property. RINKA is the project architect. Construction will begin immediately, with completion expected in summer 2028.
