Located in the heart of Milwaukee’s East Side, The Fitz represents what is possible when thoughtful development meets meaningful partnership. When Saint Mark’s Episcopal Church began planning for the next chapter of its ministry, the opportunity emerged to creatively reimagine underutilized parish land. Through a collaborative effort between Three Leaf Partners, the church, and DeMichele Company, a solution was shaped that allowed Saint Mark’s to advance its vision for a new parish hall while introducing high-quality housing to the Murray Hill neighborhood. The result is a project rooted in preservation, purpose, and progress, demonstrating how partnership can unlock value that benefits both an institution and its surrounding community.


Completed in Summer 2024, The Fitz delivers upscale city living just steps from Lake Michigan, neighborhood dining, shopping, and entertainment. The community blends a clean, modern, mid-century aesthetic with the distinctive character of Milwaukee’s East Side, offering residents thoughtfully designed apartments with designer kitchens, in-unit laundry, private balconies, and 69 interior parking stalls. More than a residential development, The Fitz stands as a physical expression of collaboration, balancing contemporary living with the historic presence of Saint Mark’s and reinforcing the vibrancy of the neighborhood.

Since its completion, The Fitz has earned widespread recognition for both design excellence and community impact. The project received the CoStar Impact Award for Redevelopment of the Year, the Mayor’s Design Award for Neighborhood Renaissance, and the Cream of the Cream City Award for Sensitive Infill in a Historic District, alongside the Excellence in Clay Masonry Award and the Dennis Wilichowski Craftsmanship Award. Together, these honors reflect the project’s core achievement: a partnership-driven redevelopment that preserved history, expanded housing opportunity, and helped Saint Mark’s Episcopal Church confidently step into its future.
